8-4-2: ACCESSORY USES AND STRUCTURES:
A. Accessory Uses:
1. Approval: These regulations apply to any property in unincorporated Ada County where an accessory use is allowed under the regulations of this Title and where the property has an established principally permitted use.
2. General Standards: In addition to the specific use standards set forth in this Chapter, the following standards apply to accessory uses:
a. The Director may require additional conditions to mitigate impacts. The conditions may include, but not be limited to, any or all of the following:
(1) Standards related to the emission of noise, vibration, and other potentially objectionable impacts.
(2) Limits on time of day for the conduct of the specified use.
(3) The period within which the permit shall be exercised or otherwise lapse.
(4) Other standards necessary to protect the public health, safety, and welfare and mitigate adverse effects on surrounding property.
B. Accessory Structures:
1. General Standards:
a. A principal permitted dwelling with zoning or building approval, or a principal permitted dwelling under construction with a valid building permit, is present on the subject property.
b. The structure is not used as an additional dwelling, except as provided for secondary dwellings.
c. The structure is not used for commercial or industrial purposes unless approved as part of a home occupation.
d. The accessory structure does not store commercial vehicles, except as provided in subsection 8-3-10D1b.
e. Coverage calculations include all accessory structures for a particular property.
2. Location Standards: The following location restrictions apply to accessory structures:
a. Accessory structures shall not be located in any required setbacks or on any publicly dedicated easements.
b. Accessory structures in the front yard shall not impede connection of the dwelling to a municipal wastewater collection and treatment system.
c. Accessory structures in the front yard shall not block the view of the main entrance to the principal permitted dwelling.
3. Height Standards: An accessory structure shall not exceed a height of twenty-four feet (24').
4. Design Standards. The roofing and finish materials of accessory structures shall be complimentary to the principal permitted structure.
