8-9-4: DIRECTOR OF DEVELOPMENT SERVICES:

8-9-4: DIRECTOR OF DEVELOPMENT SERVICES:
   A.   The Director shall provide information to the public on planning, zoning, building, and engineering matters.
   B.   The Director has authority to receive and examine applications including:
      1.   Entering upon any property (with the consent of the owner) to:
         a.   Make examinations and surveys; and
         b.   Place and maintain necessary monuments and marks.
      2.   Maintaining records of all materials and correspondence related to land use applications;
      3.   Transmitting to outside agencies and providing written notice to surrounding property owners on all Commission and Board hearings;
      4.   Maintaining records of the Commission and Board hearings and actions;
      5.   Transmitting to the Commission or Board all applications, petitions, and other communications upon which the Commission or Board is required to act;
      6.   Issuing zoning certificates; and
      7.   Receiving applications pursuant to Chapter 6.
   C.   The Director shall act on the following applications that do not require transmittal to outside agencies or notice to surrounding property owners:
      1.   Accessory Use Approval, Zoning Certificate Required;
      2.   Farm Development Right;
      3.   Financing Verification Application;
      4.   Floodplain Permit;
      5.   Landscaping And Screening Plan;
      6.   Lighting Plan;
      7.   Onetime Division of Property;
      8.   Planned Community Landscape Plan;
      9.   Planned Community Periodic Review;
      10.   Property Boundary Adjustment;
      11.   Sign Plan;
      12.   Temporary Use Approval, Zoning Certificate Required;
      13.   Time Extension, Administrative;
      14.   Zoning Certificate;
   D.   The Director shall transmit to outside agencies, provide written notice to surrounding property owners, and act on the following applications:
      1.   Accessory Use Approval, Zoning Certificate and Administrative Approval Required;
      2.   Expansion or Extension of Nonconforming Use or Structure;
      3.   Joint Applications as shown in Table 8-6-2-1;
      4.   Master Site Plan;
      5.   Private Road;
      6.   Temporary Use Approval, Zoning Certificate and Administrative Approval Required.
