8-6-28: SUBDIVISION PLATS - COMBINED PRELIMINARY - FINAL PLAT:

8-6-28: SUBDIVISION PLATS - COMBINED PRELIMINARY - FINAL PLAT:
   A.   Applicability: This Section applies to any application for approval of a combined preliminary-final plat. A combined preliminary-final plat shall comply with Sections 8-6-27 and 8-6-28.
   B.   Initiation: A combined preliminary-final plat application shall be submitted to the Director.
   C.   Completeness: See Section 8-6-5.
   D.   Notice: See Section 8-6-8.
   E.   Decision:
      1.   Staff Review: The Director shall review the application and prepare and send a recommendation for the Commission's review.
      2.   Commission Review: The Commission shall review the application and submit its recommendation to the Board:
         a.   To approve the application;
         b.   To disapprove the application; or
         c.   To approve the application with conditions.
      3.   Board Decision: See Subsection 8-6-25E.2 (Decision Types).
   F.   Required Findings:
      1.   Generally: To approve a combined preliminary-final plat, the Board shall make the findings in Subsections 8-6-26F and 8-6-27F.
      2.   Additionally: A combined preliminary-final plat shall meet the following additional standards:
         a.   Number Of Lots: A combined preliminary-final plat is limited to a maximum of eight (8) lots.
         b.   Dedication: Additional street right-of-way or widening of existing streets are prohibited.
         c.   Private Roads: New, widened, or extended private road are allowed and are clearly marked on the combined preliminary-final plat.
         d.   Phasing: Lot phasing is prohibited.
   G.   Appeals: See Section 8-6-13.
   H.   Scope Of Approval: See Subsection 8-6-27H.
