8-6-20: MINOR MODIFICATION OF AN APPROVED MASTER SITE PLAN:

   A.   Applicability: The Director may approve specified minor modifications to an approved master site plan if those minor modifications were not subject to review or appealed during the original approval or at the public hearing and will not adversely impact adjacent properties. Minor modifications include the following:

      1.   Minor relocation of building pads for practical reasons such as road alignment, topography, or access, if the minimum setback requirements are met.

      2.   Increase in building square footage up to twenty-five percent (25%) if the minimum dimensional standards, off street parking and loading, landscaping and screening, sign and/or lighting requirements of this Title are met.

      3.   Minor modifications to an approved off-street parking plan, landscape and screening plan, sign plan, and/or outdoor lighting plan that was part of an approved master site plan, if the off-street parking and loading, landscaping and screening, sign and/or lighting requirements of this Title are met.

   B.   Initiation: Minor modification applications shall be submitted to the Director.

   C.   Completeness: See 8-6-5.

   D.   Notice: See Section 8-6-8.

   E.   Decision: The Director shall issue a letter (an "approval letter") stating that the minor modification has received final approval.

   F.   Standards: See Section 8-6-19.

   G.   Appeals: See Section 8-6-13.

   H.   Scope Of Approval:

      1.   The Director may approve minor modifications to a previously approved master site plan without notice or a public hearing.

      2.   Refer to Section 8-6-19 for all other modifications to an approved master site plan.
