8-4-25: EXPLOSIVE MANUFACTURING OR STORAGE:

   A.   Applicability: This Section applies to any explosive manufacturing or storage as a principal use. This Section does not apply to gasoline fueling stations or research and development facilities.

   B.   Separation:

      1.   At least one thousand feet (1,000') shall separate the use from any residential district or use or medical care facility.

      2.   At least three hundred feet (300') shall separate all structures and outdoor activity areas from any property line.

   C.   Enclosure:

      1.   The facility shall be enclosed by an eight foot (8') high security fence or wall.

      2.   Entrance and exit shall be through a gate that shall be locked during nonbusiness hours.

   D.   Fire Compliance: The application materials shall include written documentation from the appropriate fire authority approving the proposed location and plan specifications of the facilities.

   E.   Application Materials:

      1.   The application materials shall include maps and engineering drawings showing:

         a.   Proposed drainage;

         b.   Proposed sewer system design;

         c.   The depth of the water table;

         d.   Soil composition;

         e.   All existing surface water; and

         f.   All existing uses within one-fourth (1/4) mile of the property.

      2.   The application shall also provide evidence that the dangerous characteristics of the particular process or activity in question have been or shall be eliminated or minimized sufficiently to not create a public nuisance or be detrimental to the public health, safety, or welfare.
