8-2-19: LIGHT INDUSTRIAL (M1):
A. Purpose: The Light Industrial (M1) District promotes the public health, safety, and welfare of Ada County by encouraging industrial uses primarily inside areas of impact to implement the applicable comprehensive plans that are adopted as part of the area of impact agreements. The Light Industrial (M1) District may also be established outside areas of impact on a limited basis. The intent of this district is to provide separate and distinct allowed industrial uses based on the availability of urban public facilities, surrounding land uses, and the applicable comprehensive plan designation for the area. The Light Industrial (M1) District accommodates areas for, and conducive to, light industrial uses and the development of technological industrial uses, supports light assembly, warehousing, administrative facilities, research institutions, and specialized manufacturing organizations, and accommodates professional offices and similar uses if they provide services to light industrial uses.

C. Permitted Uses: Refer to Section 8-2-23 of this Chapter (Use Table).
D. Retail And Office Uses: The following uses (see Use Table for categories) may occupy up to ten percent (10%) of the gross floor area or fifteen thousand (15,000) square feet (whichever is less) of an industrial building in the M1 district:
1. Retail Store;
2. Personal Services; or
3. Office.
