8-2-14: HIGH DENSITY RESIDENTIAL (R12):
A. Purpose: The High Density Residential (R12) District promotes the public health, safety, and welfare of Ada County by implementing the applicable comprehensive plans within areas of impact. Residential development shall be based on the availability of urban public facilities, surrounding land uses, and the applicable comprehensive plan designation. The High Density Residential (R12) District accommodates a mixture of housing types from single-family attached to multi-family dwellings and is higher in density. This district is designed to be located along arterial streets, near transit locations, and within proximity to activity centers where residents can enjoy a mix of supporting uses. This district provides housing diversity at appropriate scales within the County's residential development context.

NOTES: Only one dwelling unit is allowed per property, with the exception of an approved additional dwelling in the form of a Duplex, Secondary Dwelling, Additional Farm Dwelling, Caretaker Dwelling, or Temporary Living Quarters. No more than two dwelling units total are allowed on a single property or as allowed per Table 8-2-23-2. See Section 8-2-2
