8-2-7: RURAL URBAN TRANSITION (RUT):
A. Purpose: The Rural Urban Transition (RUT) District promotes the public health, safety, and welfare of Ada County by accommodating single-family residential and limited agricultural, commercial, and industrial uses within areas of impact (AOIs). Although low density development mostly characterizes this district, redevelopment should accommodate higher density development when urban public facilities are extended. This district provides development patterns to achieve the desired Rural Urban Transition by:
1. Providing standards and regulations for the development of property within areas of impact, consistent with the goals and policies of the applicable city Comprehensive Plan;
2. Allowing agriculture and rural residential uses to continue within areas of impact until urban public facilities are extended;
3. Providing standards and regulations that shall permit redevelopment of property to higher densities when urban public facilities are extended; and
4. Limiting new agricultural uses within the areas of impact to those that shall not significantly impact nearby urbanizing areas with noise, odor, dust, or other nuisances normally related to more intensive farm uses, such as livestock confinement facilities with three hundred one (301) or more animal units. This Title, however, shall in no way preclude the continued use of properties within these areas for agriculture.

NOTES: Only one dwelling unit is allowed per property, with the exception of an approved additional dwelling in the form of a Duplex, Secondary Dwelling, Additional Farm Dwelling, Caretaker Dwelling, or Temporary Living Quarters. No more than two dwelling units total are allowed on a single property or as allowed per Table 8-2-23-2. See Section 8-2-2
